The Amaroo Village Shopping Centre is up for sale, with Coles and Liquorland secured on a new, long-term lease.
The 4,600sqm centre is home to Coles and Liquorland, as well as eight specialty stores including a pharmacy, real estate agency, barber, Indian grocer and food outlets.
Savills Australia National Director of Retail Investments, Steven Lerche, says the site’s appeal will be enhanced with the area’s only Aldi currently under construction opposite the site, and said neighbourhood centres regularly net yields of sub-6%.
“Investors place a premium on neighbourhood centres offering a net lease structure such as that offered at Coles Amaroo Village.”
The campaign is being managed by firms Savills and Stonebridge, with expressions of interest set to close on Wednesday 19 June.
Government previews new building guidelines
A preview of new guidelines for building approvals in the ACT has been released, as part of consultation on the new guidelines and a new code of practice for building and building certifiers.
“These new measures will clarify what minimum documentation is required by an applicant seeking building approval and building certifiers will be able to see exactly what is proposed and whether it complies with the building code and the ACT Building Act,” said ACT Minister for Building Quality Improvement Gordon Ramsay.
“Importantly, any breach by a builder or building certifier against the new codes of practice will be able to result in to regulatory action being undertaken by the Construction Occupations Registrar.”
The guidelines will cover all new and “substantially altered” apartment buildings and commercial buildings. Minister Ramsay said the content of the guidelines, along with new codes of practice, would be settled by 30 June, and would commence from 1 September.
WorkSafe to undertake concrete checks
WorkSafe ACT will be cracking down on pre-cast concrete panels, announcing that inspectors will be undertaking “proactive targeted checks” of construction sites following recent safety incidents.
Inspectors will be checking processes on sites with regards to precast panel installation, including checks on safety design aspects and any modifications, installation, removal of temporary supports and other safety risks.
“The installation of the panels is a high risk construction activity and, unfortunately, across the country serious injuries to workers have occurred during the installation of the panels and also when temporary supports are removed,” Work Safety Commissioner Greg Jones said.
“The collapse of any concrete panel, even a small one, can have catastrophic consequences for workers or the public.”
In January this year, developer Chase Building Group was issued a Prohibition Notice from WorkSafe ACT after a concrete panel fell from a building site in Braddon. The 3.7 tonne precast panel fell onto a neighbouring business’ amenities block on Mort Street, causing “significant damage”. No injuries were reported.
Record sale for Jerrabomberra
Jerrabomberra’s record house price has been smashed this month, with the sale of 13 Myrtle Close (pictured) for $2,100,000.
The sale was facilitated by Edge Real Estate principal, Steven Thomas, and contracts were exchanged on the home this week. 13 Myrtle Close features views across Canberra and surrounds, as well as five bedrooms, six living/dining areas, a four-car garage and a pool.
The previous record price for the Queanbeyan suburb was $1,700,000.
Monash community site released
A 10,513sqm site in Monash has been released to the market, with the potential for it to become a new community facility.
Permitted uses for 178 Clive Steele Avenue include an aged care facility of up to 30 dwellings, a medical centre or a childcare centre.
“We expect the local demographics will make it attractive for the full variety of uses it is zoned for and therefore attractive to a number of potential buyers,” said Director Land Marketing at Colliers International, Josh Reid.
Colliers International is marketing the site on behalf of the ACT’s Suburban Land Agency. The site will go to auction on Wednesday 19 June.
