Despite seasonal slowdown buyers enjoying more choice this winter, with new listings up year-on-year

According to the PropTrack Listings Report June 2024, despite a seasonal slowdown in June, new listings nationally were higher than a year ago.

Key findings from the report:

  • New listing volumes nationally on realestate.com.au declined by 15 per cent in June, yet were 1.3 per cent higher annually, as the market moves into the seasonally quieter time of year.
  • New listings dropped in each capital city and rest of state region month-on-month in June, however the combined capitals saw a 5 per cent increase year-on-year while regional areas recorded a 4.5 per cent fall.
  • New listings grew in each capital city year-on-year in June except for Perth (-5.7 per cent), Darwin (-6.7 per cent) and Canberra (-2.6 per cent), while regional SA (+8.2 per cent) was the only rest of state market to record an increase in new listings annually.
  • While total listings declined by 3.5 per cent nationally in June, they were 7.3 per cent above June 2023 levels, marking the highest total listing volume for the month of June since 2020.
  • Canberra (+29.2 per cent), Melbourne (+23 per cent) and Sydney (+16.9 per cent) have driven the growth of total listings across the capitals, while Perth (-23.3 per cent), Adelaide (-11.9 per cent) and Darwin (-3.5 per cent) recorded the greatest falls.
  • New listings in Canberra on realestate.com.au dopped by 2.6 per cent year-on-year in June. Even so, choice was greater than a year ago as total listings grew by 29.2 per cent year-on-year, the greatest rise in total listings of all markets.
