Rare penthouse set to smash record in Gungahlin

There’s nothing comparable in Gungahlin to a rare penthouse that’s just been listed for sale and if gets the asking price of $2.4 million plus, it will smash the record for apartments in Gungahlin.

The Lumi collection of apartments at 102 Swain Street is unique as it has only 145 apartments spread over two towers and the community is so close that they hold Christmas parties in the top-floor lobby.

Penthouse 1305 – bought off the plan in 2018 for $1,695,000 – has had $185,000 spent on it for premium upgrades including a double-door integrated subzero fridge that utilises technology inspired by NASA.

There’s nowhere in Gungahlin you’ll find a massive 233 square metres of living space over two levels, with a 60sq m balcony looking over Yerrabi Pond and the mountain ranges beyond, plus a 13sq m atrium in the middle of the apartment.

The owners are looking to downsize.

LJ Hooker real estate agent Andy Greenberger said the community at Lumi was so close that everybody knows everybody.

“There’s nothing like it in Gungahlin,” Andy said. “It’s not a massive complex of 300 apartments in one building, it’s very unique. It’s got a really big sense of community about it – even on the top floor they have Christmas parties out in the lobbies, which are full of natural light and each lobby is very private. They look out for each other, it’s really quite nice.”

Food-lovers will love the custom-designed kitchen, with a massive island bench with thick stone bench tops, an abundance of storage, soft closing cabinetry and a walk-in pantry with custom joinery. Foodies can cook up a feast with the high-end Wolf Pyrolytic Double Ovens, magnetic induction cooktop and a warming draw.

Natural light is the front and centre, with the three-bedroom penthouse designed to capture the northerly sun, two light-filled living areas with raked ceilings, an enclosed winter garden/balcony, and the internal atrium acts as a light well.

Andy said bespoke properties like this were hard to find.

“It’s the pointy end of the market and if it sells for $2.4m plus, it’ll set the record for apartments in the Gungahlin region,” he said. “The owners are open to negotiations, to see what the market is saying about it.”

Other premium luxuries include a covered alfresco entertaining area with inbuilt Wolf 76cm outdoor barbeque and wine fridge, generous secondary living area on the mezzanine level with inbuilt study and custom joinery, and three car spaces in the basement.

Penthouse 1305 raises the bar in energy efficiency. It has a large bank of double-glazed windows with thermally broken window frames and the heat recovery ventilation system helps to keep the internal air fresh and the temperature constant.
