In eastern Canberra lies the industrial turned electric shopping hub suburb of Fyshwick. At first glance, Fyshwick may seem like a charmless commercial area. But over the past two decades, the suburb has been reinventing itself and now an array of quirky coffee shops, unique vintage stores, and entrepreneurial ventures can be found on almost every street.
Real estate agent at Belle Property Commercial Canberra, Nathan Dunn, says he believes Fyshwick is Canberraโs hottest commercial suburb.
โIt may not appear glamorous, but industrial property in Australia is undergoing its biggest boom in history, and Fyshwick is the most central industrial suburb in that boom,โ Mr Dunn says.
โHigh vacancy rates in Canberra have never been this tight and prices in both rents and sales values are going crazy. Quite frankly, commercial is usually a bit more flat and stable.
โDairy Flats Road precinct is only going to get better and thereโs massive plans for Molonglo [River]. I think thereโs going to be a really cool mixed-use precinct running to Kingston at the back of Fyshwick.
โIf I were a commercial real estate investor, Fyshwick would be the suburb for me.โ
Apart from the potential for excellent capital gains on commercial properties in Fyshwick, Mr Dunne says he used to work in the suburb himself and โfound it awesomeโ.
โThe quite trendy ONA Coffee House Cafe in Wollongong Street is a hub of activity, and thereโs plenty of places popping up โ more and more popping up every day,โ he says.
โThe Canberra Outlet Centre in Fyshwick is popular too. Workers in Fyshwick always found it popular for office users because of the reasonable rent, easy carparking, and convenient location.
โThere might be a stigma that office users prefer the Triangle for easy access, but it makes more financial sense to be a business in Fyshwick.โ
eat The Melted Toasted Sandwich Emporium is a famous Fyshwick foodie haunt. Itโs well worth the visit for a delectable toasted sandwich โ possibly the best youโve ever had.
drink Capital Brewing Coโs beers are made on-site and are genuinely fantastic. Pull up a chair and spend a few hours tasting the 12 different tap beers, grab a few to take home for later, or book a tour to learn what goes on behind the scenes.ย
shop Canberra Outlet quite literally has everything you need. Groceries? Tick. Clothing stores? Sure does. Homewares? Yep! Take-away? Most definitely. Itโs your one-stop shopping centre.
