Embracing technology: Weekly market wrap with Sam Dodimead

Industry leaders at the forefront of technology

Property professionals have rapidly adapted to the current environment by embracing technology; it has become common practice for buyers to be able to view properties virtually from a convenient location.

Local master builders Classic Constructions have been designing, crafting and building quality, custom homes to give their clients exactly what they want. When asked about how they’re able to still do this, sales advisor Peter Stewart said “a lot of the things we already had in place for our overseas clients, including Skype, Zoom and phone calls”.

Display villages have been unable to regularly open to the public. Stewart sees this as an opportunity to work with more people at the early stages of considering building their new home.

“We’re using Facebook Live for a general look around the home and to answer questions. For those ready to start building their new home, we’re still able to show them our stunning Balcombe and Kew display homes by appointment.”

Stewart sees opportunity to showcase his company’s leadership by doing things differently: “we plan to focus on the innovation in our display homes as part of our virtual experience,” he said.

“An example of this is our award-winning Balcombe display home at Denman Prospect [which] has a pocket sliding door system which recesses back into the wall. It has recessed blinds to improve energy efficiency and have clean lines; we also used recycled bricks to add some warmth to the contemporary design.”

Blackshaw Real Estate agent Mario Sanfrancesco had increased pressure to move quickly due to having multiple auction campaigns on the market.

“Lucky for us, the technology for adapting to auctions was already there. It just wasn’t readily used by agents, buyers and sellers. We had a number of public auctions which had to shift to online.”

Changes to how business is conducted has affected all market participants: “Buyers have adapted quicker and easier than everyone else. Our first couple of online auctions were a bit clunky, however now we have everything streamlined,” said Sanfrancesco.

Having recently broken sales records in Griffith and Narrabundah, Sanfrancesco confidently explained his assessment of market conditions.

“I’ve sold some really nice homes in the last three to four weeks. Once you move into the upper echelons of the market, buyers may look for several years prior to finding the right home. I’ve found there are some owners putting their plans to sell on hold; however, on either side of that there is a comfortable balance between seller and buyer demand.”

Adaption of technology will forever change how people seek their new homes by removing layers of unnecessary friction.
